Project Overview
Since 2022, Well Planned FM has been the trusted facilities partner for Coston Primary School, delivering a full suite of statutory compliance, mechanical, electrical, and water hygiene services. Our aim has been to provide consistent, reliable support to ensure all systems are operating safely and compliantly throughout the academic year.
We’ve enabled the site to maintain over 95% compliance across statutory obligations, year-on-year, through structured planning, responsive service, and hands-on support with Ealing Council’s expectations.
Services Delivered
Mechanical & HVAC Systems
- Routine servicing of Boilers, AHUs, Air Conditioning, F-Gas Systems
- Maintenance of Pressurisation Units, Pressure Vessels, and Pumps
- Responsive repairs to mechanical faults and safety-critical components
Water Hygiene & Legionella Control
- Regular Temperature Monitoring, TMV Servicing, and Water Sampling
- Risk Assessments, Closed System Testing & Dosing, and management of Calorifiers, CWSTs, and Showers
- Clear documentation of unserviceable or inaccessible TMVs, followed by remedial planning during school breaks
Electrical Compliance
- EICR (5-year testing)
- BMS checks, Emergency Lighting (monthly and 3-hour drain down)
- Ongoing testing and record keeping for statutory assurance
Fire & Security Systems
- Servicing of Fire Alarms, Extinguishers, Fire Risk Assessments, and Fire Safety Equipment
- Maintenance of Intruder Alarms, Access Control, Gates, and Barrier Systems
- Lightning Protection Testing
Contract Inclusions
Well Planned FM offers a comprehensive, managed solution, including:
- A dedicated Contract/Facilities Manager (Omar El Magowry)
- A site-assigned Lead Engineer (Nick Everly) and Compliance Manager (Haroon Ikram)
- Single point of contact in our office for all reactive and planned calls (Mon–Fri, 8am–5pm)
- 24/7/365 out-of-hours call-out service
- Digital visit reports uploaded to SharePoint within 7–10 working days
- Annual internal audit prior to Ealing LA audits to ensure folders, records, and compliance logs are fully up to date
- A Compliance Folder upon contract award, inclusive of RAMS, accreditations, and DBS details
- An outlook/google-integrated PPM calendar tailored to the site
- Access to additional managed services such as refurbishments, roofing, flooring, painting, commercial catering equipment, and security, with comparable quotations provided on request
